Point2Close Transaction Management provide the following services to Brokers and Agents during the course of a closing transaction. At Point2Close, our goal is to ensure that your closings are conducted in a professional and smooth manner. Once the agent and Point2Close outline and implement a plan of action, our team will monitor the closing process by tracking and ensuring that all contingencies are completed, schedule all inspections, order all repairs as needed, and deliver all broker required documents. If you don't have an action plan, we will be more than willing to assist you with the development of an action plan based on your current process. All we ask is that you remain in contact with your buyer or seller on a regular basis to find out if their needs are being taken care of by the transaction coordinator. Summary of Services Provided

  • Setup new Broker/Agent closing file.

  • Collect all transaction related documents.

  • Open Escrow per the Broker/Agent Instructions.

  • Complete all Offer and Case Worksheets.

  • Ensure that all agreements and addendums are signed.

  • Coordinate and obtain signatures for all disclosures.

  • Submit Broker required docs/forms to client for signature.

  • Mail initial contract package to the Client and Coop Agent.

  • Submit Contract Package to Lender & Title/Closing Attorney.

  • Turn on and off all utilities for inspections.

  • Schedule all inspections (Home, Radon, Septic, well, etc).

  • Order Termite Letters.

  • Track contingencies and deadlines per contract requirements.

  • Monitor all vendor related services including appraisal.

  • Order Point of Sale and other City/County Inspections.

  • Order Home Warranty and Hazard Disclosure Reports.

  • Schedule all inspection required repairs.

  • Communicate with all parties involved in the transaction.

  • Confirm file compliance with the Broker requirements.

  • Provided daily and/or weekly transaction status reports.

  • Collect repair receipts for Title and Buyer.

  • Schedule final walk-thru and Closing.

  • Distribute the Loan Commitment Letter.

  • Order Preliminary and Final HUD-1/Closing Statement.

  • Order sign and lockbox removal.

  • Deliver transaction file to Broker/Agent.

  • Download and Zip Buyer/Seller document packet.

  • Conduct after-closing closing survey (optional).
